Mumbai to Bangalore in 5 hours?

Sounds too good to be true, right? Well, soon, it might be possible.

Hon Minister of Road Transport & Highways Nitin Gadkari, at an event, has stated that once the new green express highway is developed, the distance between the two metro cities will be drastically reduced.

What is a Green Express Highway?

A Green Express Highway is a roadway that blends both ecological sustainability and transportation. It gives the advantage of urban development without causing much harm to the environment, including metal and toxic leaching into rivers.

The cities are currently connected by the NH 48 that stretches from Delhi to Chennai. Also, the distance is between 981 km and takes approximately 15 to 16 hours journey. However, Mr. Gadkari has stated that a new green express highway is being developed that can easily reduce the distance between the two cities to just 5 hours.

He further stated that there would be 23 green express highways across India that would connect different major cities within hours that will be constructed within the next 5 years. The major proposed Highway projects are as follows

  • Bangalore - Pune - Mumbai - 5 hours

  • Chennai-Bangalore - 2 Hours

  • Delhi- Dehradun - 2 Hours

  • Delhi - Haridwar -2 Hours

  • Delhi - Jaipur - 2 Hours

  • Delhi - Chandigarh - 2 Hours

  • Delhi - Amritsar - 4 Hours

  • Lucknow - Kanpur - Half an Hour

  • Delhi - Katra - 6 Hours

  • Delhi - Srinagar - 8 Hours

  • Delhi-Mumbai - 10 Hours

The latest expressways, such as Purvanchal Express and Delhi Meerut, have been a significant factor in reducing the logistics burden and bringing multiple cities closer. Thus with this logic, Delhi to Bangalore via road would take around 12 to 15 hours.

Maharashtra

Varee Budruk, Khandala, Phaltan, and Khatao districts of Satara and Khanapur, Tasgaon, and Kavathe Mahankal regions of Sangili. The highway will then connect to the ring road of Pune and start towards Bangalore.

As these highways are developed, the chances of migration between these two cities shall rise rapidly. This will further the need for residential and commercial ventures in the cities; hence to tackle the same, there will be townships constructed along the way. With the rise of townships, a lot of the present urban density shall be reduced. The expressway will also power up the golden quadrilateral as well the support the national logistics policy.

Here's some brief overview on Real Estate Possibilities:

Increased Property Values: The introduction of high-speed rail can have a revolutionary effect on real estate markets. Properties near high-speed rail stations are expected to increase significantly in value. High-speed rail improves accessibility and connectivity, making these sites highly desirable for both residential and business uses. Commuters can benefit from shorter commute times, which improves their quality of life. Businesses can use better accessibility to attract customers, employees, and clients. As a result, the increasing demand for properties near high-speed rail stations is projected to raise property prices, making them a profitable investment option.

Commercial Hubs: The projected Bangalore-Mumbai high-speed rail project is expected to spur the development of new commercial hubs and business districts along its route. The region's improved connection and accessibility will attract investors, firms, and entrepreneurs. These commercial centers are likely to provide a diverse range of opportunities, including office spaces, retail shops, and hospitality facilities. The surge of firms and investments will generate job opportunities and drive economic growth in the neighboring neighborhoods, transforming the corridor into a lively and vibrant commercial environment.

Residential Development: The proposed Bangalore-Mumbai high-speed train project has the potential to significantly increase demand for residential homes. As the travel time between the two cities decreases considerably, the corridor will become a highly appealing destination for both end users and investors looking for high-quality housing options. Improved accessibility and connection will accelerate urbanization and economic growth, resulting in strong demand for residential units. This spike in demand is likely to drive the creation of new housing projects, ranging from low-cost flats to luxury villas, appealing to a wide range of preferences and budgets. The high-speed rail route represents a great prospect for both real estate developers and homeowners, providing a thriving and dynamic residential market.

Smart Cities: The proposed high-speed rail link between Bangalore and Mumbai offers a unique potential for smart city development. These advanced urban communities will combine cutting-edge technology with sustainable practices to improve people's quality of life while also promoting economic growth. Smart cities along the corridor might include intelligent transportation systems, energy-efficient infrastructure, waste management technologies, and enhanced communication networks. By embracing innovation and sustainability, these smart cities have the potential to set a new standard for Indian urban development and contribute to a more affluent, sustainable future.

Second Home Market: The proposed Bangalore-Mumbai high-speed rail project is expected to drive up demand for second homes and holiday properties along the corridor. Individuals and families will have more freedom to own properties in scenic areas and enjoy weekend getaways or holidays as travel times become faster and more accessible. This rising interest in second homes is likely to drive up property prices and promote the development of new residential projects to meet buyers' leisure and recreational needs.

The other small towns and panchayats will also gain immense footfall to their commercial wings, thereby boosting the development of the same.

Features of Mumbai Pune Bangalore Expressway

The Pune - Bangalore Expressway will be a six-lane green highway. Unlike the traditional models, the new Green expressway will incorporate eco-friendly elements and will be planted with trees and shrubs to raise both the aesthetics as well as the environmental impact.

There will also be two 5 km long airstrips for emergency landing and a lot of amenities such as restrooms and food joints as well. The existing highway is prone to monsoon floods; however, the newly developing expressway will be safe from the same. The vehicles can ride up to a maximum of 120km per hour.

As you are aware, apart from Location, connectivity is yet another major factor that ranks real estate appraisals and developments. Here with the development of the expressway, both are fulfilled, thus boosting the logistics and traveling between the financial capital and tech capital of the country. Hence adding to the overall strengthening of our nation.
